Static pricing leaves money on the table. The three major dynamic pricing tools for short-term rentals, PriceLabs, Wheelhouse, and Beyond Pricing (now AirDNA), each take a different approach to setting daily rates based on demand. For Tallahassee operators, picking the right tool depends on portfolio size, how comfortable you are with overrides, and whether you want pure automation or guided recommendations.
PriceLabs
- Pricing: ~$20/listing/month
- Strengths: Most operator-friendly UI, granular override controls, deep customization, strong support, monthly market reports for comp analysis
- Weaknesses: Requires more hands-on setup; not pure auto-pilot out of the box
- Best for: Operators with 1–20 properties who want control plus automation
Wheelhouse
- Pricing: ~1% of revenue (or fixed monthly)
- Strengths: Strong AI-driven base rate, market data updates daily, good seasonality detection
- Weaknesses: Revenue-share pricing scales fast at higher revenue; less granular than PriceLabs on overrides
- Best for: Owners with 1–10 properties who want set-it-and-forget-it
Beyond Pricing (AirDNA)
- Pricing: ~1% of revenue
- Strengths: Integrates with AirDNA’s broader market intelligence, strong for multi-market operators, automated event detection (FSU football, graduation)
- Weaknesses: Less Tallahassee-specific tuning than PriceLabs out of the box; bigger-portfolio focus
- Best for: Larger portfolios (10+ properties) using AirDNA for market research too
Tallahassee-Specific Considerations
- FSU football weekends require manual override rates, most tools detect these but conservatively. Set 2–3x weekday rate floors yourself.
- Legislative session (Jan–Mar) isn’t always auto-detected, set weekday lifts manually.
- Mid-term inventory, most tools are STR-focused. For 30+ day mid-term blocks, set custom monthly rates rather than relying on auto-pricing.
- Hurricane season slumps, don’t drop rates aggressively in late summer; demand from storms can spike unpredictably.
